Completed San Marcos whole-home renovation: lime-washed exterior with black windows at dusk

The Same House, Sixteen Months Apart

A 3,100-square-foot San Marcos house, taken down to slab and studs and rebuilt. This project was an all-inclusive exterior and interior renovation, including all windows and doors. If you own an older house on land you plan to keep, this is what a remodel at this level looks like, and what it costs. Photographed by Steve Harris Photography, with the front and rear elevations shown before and after.

Riverbend Hill Country Homes completed this whole-home luxury renovation in San Marcos, Texas, in June 2026: a 3,100-square-foot residence rebuilt over sixteen months for a construction cost of $1.3 million, with Riverbend serving as both builder and general contractor alongside an architect, an interior designer, and an engineering firm.

What the House Looked Like Before

This was a 1980s red-brick house with arched windows. The front entry and the rear of the house are each shown before and after.

Before · Front EntryBefore: the original red-brick front entry with arched windows
After · Front EntryAfter: the same front entry, lime-washed with a black iron pivot door and lantern

The brick never left. A custom lime wash turned it into a soft, textural surface, the arched openings were squared and fitted with black Andersen windows, and the front elevation gained a 10-foot-7-inch custom black iron pivot door.

Before · Rear & PoolBefore: the original brick rear elevation with a small covered patio and dated pool deck
After · Rear & PoolAfter: the rebuilt rear elevation with sliding glass walls, wide steps, and the refinished pool

Around back, fixed windows and a cramped porch gave way to walls of sliding glass, broad steps down to the water, and a refinished pool deck. We kept the pool where it was and changed everything around it.

A New Front Entry

We paired the new door with a transom and a sidelight. The entry is the first thing anyone sees when they pull up.

Every elevation was reconsidered, not just the front. The lime wash carries around the whole house.

The Kitchen

The Kitchen and the Pantry Behind It

White oak cabinetry, panel-ready appliances, and a Wolf cooking suite under a custom vent hood. The oversized island is Perla Mirage quartz with mitered edges.

The butler's pantry behind the kitchen holds a second refrigerator, an ice maker, a wine cooler, pull-out storage, and a prep sink, finished in coordinating white oak and quartz.

The Living Room Opened Up and Stayed Warm

We reconfigured the living room around a redesigned fireplace, with stained decorative beams overhead and custom built-ins framing floating display shelves.

The Primary Suite

A Suite That Works Like a Resort

The suite has its own fireplace, a freestanding soaking tub, and a dual-entry shower. The vanity is custom white oak under Broadway Black Leathered quartz.

Vanessa spent her earlier career building resort spas for hotel brands, and this suite is where that experience shows.

The Patio and Pool

The Back of the House Opens Straight to the Pool

We replaced the fixed rear windows with Andersen sliding glass doors, which took structural work to carry the new openings. That is why there is an engineering firm on the team. A new elevated patio under an extended roof got a stained tongue-and-groove wood ceiling, recessed lighting, discreet heaters, and ceiling fans.

Underfoot, scored decorative concrete runs out to a refinished pool deck with a cool-surface finish, so the deck stays usable through a Texas summer.

The Money You Cannot See in Photos

Some of the biggest line items on this job never show up in a photograph: the flooring and the climate systems.

All-new flooring, chosen room by room

Matte porcelain tile in Fray Sand, 24 by 48 inches, anchors the main living spaces, with Victorian Manor engineered hardwood in Surry Hill through the bedrooms and the expanded media room.

New climate systems throughout

Two new high-efficiency Amana 15.5 SEER gas systems went in, with the ductwork completely replaced and advanced zoning controls.
